1. Independent Contractor Status
You are an independent contractor, not an employee, agent, joint venturer, or partner of HomesRunner. You are solely responsible for your taxes, insurance, licenses, and the manner in which you perform services.
2. Eligibility
You represent that you hold all required state and local licenses, carry appropriate insurance (where applicable), and will comply with all laws when performing services.
3. Platform Fee & Payouts
HomesRunner deducts a 3% platform fee from each confirmed job booked through the Platform. Payouts are processed via Stripe to your connected account after the booking is completed (or, for late-cancelled bookings, after the homeowner's deposit is forfeit under Section 4).
4. Cancellations, Forfeit Deposits & Refunds
Bookings are subject to a single cancellation rule that applies equally to Homeowners and Contractors:
- If the booking is cancelled more than 1 hour before the scheduled start, the Homeowner receives an automatic full refund and you receive no payout for that booking.
- If the Homeowner cancels less than 1 hour before the scheduled start, or after you have begun work, the deposit is forfeit and paid out to you (less the 3% platform fee).
- If you cancel late, fail to appear, or abandon a job, HomesRunner may issue a full refund to the Homeowner at our discretion and you will receive no payout for that booking.
Refund and dispute reviews are handled exclusively by HomesRunner staff. Neither Homeowners nor Contractors can self-issue a refund through the Platform. Email support@homesrunner.app if you believe a payout decision should be reviewed.
5. Off-Platform Circumvention
For 12 months following an introduction made through the Platform, you agree not to solicit or accept work directly from a Homeowner you met through HomesRunner outside the Platform in order to avoid the platform fee.
6. Service Standards
You agree to communicate promptly, honor confirmed bookings, and provide work in a professional, workmanlike manner. Repeated complaints, no-shows, or policy violations may result in suspension or removal from the Platform.
7. SMS Reminders
Daily availability SMS reminders are sent via Twilio. You may set your reminder time and days off in your profile, and may opt out by replying STOP.
8. Reviews
Homeowners may rate and review your work. Reviews are public. HomesRunner does not edit reviews except to remove content that violates our policies.
9. Indemnification
You agree to indemnify HomesRunner from any claims arising out of services you perform, your breach of this agreement, or your violation of any law.
10. Termination
Either party may terminate at any time. Sections that by their nature should survive will survive termination, including the off-platform circumvention clause and indemnification.
11. Governing Law & Disputes
Governed by Minnesota law. Legal disputes between you and HomesRunner are resolved by binding arbitration in Minneapolis, Minnesota, with class-action waiver, subject to the 30-day opt-out described in our Terms of Service. Booking-level disputes are handled under Section 4.
